How it works

Furnished and unfurnished homes from studios in Brickell to waterfront villas. We pre-screen every listing and guide you through applications and condo approvals.

From two-bedroom condos in Brickell to fully furnished waterfront villas on Key Biscayne, we pre-screen every rental we list so the photos, price and terms are accurate before you visit. Tell us your budget, move-in date and must-haves, and a leasing advisor will send you a shortlist the same business day.

We then guide you through the application, the credit and background checks and, for condos, the building's own association approval. Tenants pay no agency fee to Meridian Estates: our leasing fee is paid by the landlord. Moving in is simple: the first month's rent, a security deposit equal to one month's rent and a $75 application fee per adult.

The process

Step by step, with timings

  1. 01 Day 1

    Share your brief

    Budget, neighborhoods, bedrooms, pets and move-in date. We reply with a shortlist the same business day.

  2. 02 1–7 days

    View homes

    Accompanied viewings seven days a week, or a live video tour if you are not in Miami yet.

  3. 03 1 day

    Apply

    Application fee of $75 per adult. We check credit (650+), household income (at least 3 times the rent) and background.

  4. 04 2–3 business days

    Approval

    Condo buildings may also require their own association approval, which takes 2–4 weeks.

  5. 05 On your start date

    Sign and move in

    Pay the first month's rent and a one-month security deposit, sign the lease and collect your keys.

Application fee

Covers the credit and background checks. Some condo associations charge their own separate application fee; we tell you the amount upfront.

Security deposit

One month's rent

Paid with the first month's rent before move-in and returned after move-out, less any lawful deductions.

Pet deposit

$500 per pet, refundable

Where pets are allowed (typically up to 2). Service and emotional support animals are never charged pet fees.

What do I need to rent a home?

A credit score of 650 or higher, verifiable household income of at least 3 times the monthly rent and a background check. Approval usually takes 2–3 business days; condo buildings may also require their own association approval, which can take 2–4 weeks.

How much do I pay to move in?

The first month's rent plus a security deposit equal to one month's rent, and a $75 application fee per adult. For example, a $5,400/month home needs $10,800 to move in, plus $75 for each adult applicant.

Do tenants pay an agency fee?

No. Our leasing fee is paid by the landlord.

Can I rent with pets?

Many of our rentals are pet friendly. The policy is shown on each listing; typically up to 2 pets with a $500 refundable deposit per pet, and some condo buildings have weight limits. Service animals and emotional support animals are always accommodated and are not charged pet fees.
