Buy with Meridian Estates

How it works

Private previews, off-market introductions and tough, careful negotiation. In most purchases our buyer representation is paid by the seller at closing.

Buying in Miami moves quickly and rewards preparation. A Meridian Estates buyer's advisor learns your budget, must-haves, schools and commute, then builds a shortlist from the open market, our own listings and private sales that never reach the portals. Every home you visit has already been checked against your brief.

When you find the one, we prepare a comparable-sales analysis so you know what the home is really worth, agree an offer strategy with you and negotiate price and terms. We then coordinate the inspections, appraisal, insurance quotes and title work, and stay with you to the closing table. In most purchases our buyer representation is paid by the seller at closing, so our advice costs you nothing.

Questions, answered

Buy FAQ

More answers on fees, insurance and closing in our full FAQ.

Do I pay Meridian Estates a fee when I buy?

In most purchases, no. Our buyer representation is usually paid by the seller at closing, and we confirm this in a short written buyer agreement before your first tour. You should budget for closing costs of roughly 2–5% of the purchase price.

How much do I need for a down payment?

Conventional and jumbo mortgages usually need 10–20% or more down; foreign-national mortgages typically need 30–40%. The estimates on our listings assume 20% down at a 6.5% fixed rate over 30 years.

Can I see homes that are not on the portals?

Yes. We share coming-soon and off-market homes from our private network with registered buyers who have a mortgage pre-approval or proof of funds.

How long does buying take?

A financed purchase usually closes 30–45 days after your offer is accepted, and a cash purchase in as little as 10–14 days. The inspection period is typically 10–15 days.
