Investment advisory with Meridian Estates

How it works

Rental yield analysis, condo reserve and milestone checks, and portfolio advice for local and international investors, including foreign-national financing.

Miami attracts investors from across the Americas and Europe, but returns depend on the details: condo budgets and reserves, rental restrictions, insurance and flood zones, and realistic rents. Our investment advisory starts with your goal, whether rental income, long-term growth or a second home that pays its way, and turns it into a clear buying brief.

For each shortlisted property we prepare a rental yield analysis (expected rent, vacancy, HOA, property tax, insurance and management costs), review the condo's budget, reserves and milestone inspection status, and check rental rules such as minimum lease terms. International buyers get help with foreign-national financing, which typically needs 30–40% down, and with entity set-up and remote closing. After you buy, our property management team can lease and manage the home for 8% of the rent.

Questions, answered

Investment advisory FAQ

More answers on fees, insurance and closing in our full FAQ.

Can foreign nationals buy and finance Miami property?

Yes. There are no restrictions on foreign nationals buying US property. You can buy with cash or with a foreign-national mortgage, which typically requires 30–40% down, a valid passport, proof of funds and bank references.

Can I rent my condo out short term?

It depends on the building. For example, the Brickell Bay Sky Residence (ME-1004) does not allow short-term rentals and has a 6-month minimum lease, while the Mid-Beach condo (ME-1007) allows rentals with a 3-month minimum, twice a year. We check the rules before you make an offer.

What is a milestone inspection?

Florida requires condominium buildings of three or more stories to complete periodic structural milestone inspections and to fund reserves for major repairs. We read the latest inspection report, reserve study and budget before you buy, because underfunded reserves can lead to special assessments.

Can you manage the property after I buy?

Yes. Full management is 8% of the monthly rent collected with no setup fee, or leasing only for one month's rent.
